Our design team and L3 Capital debut an inventive collaboration with 149 Newbury Street in Boston, MA, activating the streetscape through a strategic combination of luxury retail and office space. Overlooking a scenic city park with an abundance of commuter foot traffic along an iconic shopping corridor, the contemporary reinterpretation channels the area’s brownstone walk-ups, creating a dialogue between the building and the city. A demure yet sophisticated mixed-use environment, 149 Newbury Street breathes new life into a historic neighborhood without disrupting it.

Emerging in place of a barren parking lot, 149 Newbury Street occupies the last developable land site on the highly sought-after Newbury Street. The five-story building is clad in blackened steel and elongated, reflective brick, a reminder to passersby that what is old can be new again – save for the brick modules being stacked on top of one another rather than alternating. This design ethos carries through to the compact yet polished office lobby along Dartmouth Street, outfitted with brick and sleek stone accents to emulate the exterior’s character.

The ground floor invites shoppers to explore the storefronts of beloved brands including Alo and Google, while the four floors above contain Class-A office space – boasting high ceilings, floor-to-ceiling windows, and premium views of the neighborhood. The expansive floor plates allow tenants to truly customize the space to fit their unique needs. On the fifth floor, a private rooftop terrace allows guests to experience the bustling glamor of the Back Bay.

Masterfully showcasing the evolution of brick architecture, the mixed-use development is now the focal point of the Back Bay neighborhood. Designed to achieve LEED Gold Certification and be a mecca for business, retail and restaurant luxury, 149 Newbury Street is a stunning culmination of inventive design, purposeful connection, and sophisticated leisure.
